Roosters Rest (sleeps 5)
The property has two bedrooms - a double and a triple - with luxury bedding included.
The bathroom is equipped with a power shower over the bath and essential toiletries.
The living area contains a luxurious corner sofa, flat screen tv, dining table and chairs.
The kitchen includes a fridge/freezer, oven with hobs, kettle, toaster, microwave, and dishwasher/dryer.
Outside there is a brand-new hot tub on the decked balcony with swing chairs and comfortable outdoor seating.
A raised geo-done is the perfect place for lounging under the stars with your very own telescope.
There is ample parking space for one car right outside the front door.
Bob's Tree Lodge (sleeps 8)
The spacious two-story lodge is equipped with trifold doors in the lounge which open out on to the glorious elevated deck area.
On the ground floor there is a large king size bedroom and downstairs bathroom with full-size bath and power shower over the bath.
The ground floor of Bob's Tree Lodge has an extremely spacious open plan lounge, kitchen and dining area. The lounge has plenty of comfy seating and 43" SMART TV, DVD and WIFI speaker for entertainment on cosy nights in and binoculars to spy the wildlife that frequent the garden.
The curved kitchen is equipped with built-in electric oven, gas hob, microwave, combined washer and dryer and fridge (there is a small freezer situated in the cupboard next to the kitchen). The kitchen window overlooks the ponies Stan and Queenie grazing in the paddock.
The stairs (retractable stair gates built-in at the top and bottom) from the hallway leading to the second floor, with a breakout area for little people at the top with a huge well-stocked toy box, comfy children's sofa and armchair and their very own TV with built in DVD player.
There are two spacious first-floor bedrooms - one twin and one double - both with seating areas and plenty of wardrobe space.
The roomy upstairs bathroom has a walk-in shower, full sized bath and a heated towel rail.
Bob's Tree Lodge has LPG powered underfloor heating downstairs and radiators upstairs which can be controlled with thermostats throughout.
The deck has plentiful space for alfresco dining, hammocks and wooden ergonomic sun loungers, with a bridge leading to a huge platform built around a willow tree, housing a geodesic dome with super king round bed for star gazing (telescope provided) and 4-meter slide down into the garden. On the second level of the deck, you find a magnificent family sized hot tub.
The Tree Lodge has a private garden with double sun lounger and children's playhouse, which overlooks a field of grazing sheep and lambs.
The woodland area and children's playground are shared with other guests staying in the other two abodes on site.
The private garden for Bob's Tree Lodge is accessible either via the slide from the back deck or down a slope (not suitable for wheelchairs) to the slide of Bob's Tree Lodge.
All bed linen and towels provided.
No pets allowed.
Cots (plus linen), highchairs, shower stools and toilet frames are provided on request at no extra cost.
Gas is provided for the barbecue and charcoal is provided for the outdoor pizza oven.
Parking for two cars immediately outside and plenty of parking for additional vehicles about 70 meters away.
George's Treehouse (sleeps 4)
The unique contemporary treehouse is fully equipped with a sumptuous king-sized bed and two hidden pull-down bunks in a large open-plan living space.
The living area contains a dining table with chairs, a large three-seat sofa, 55-inch flat screen TV with DVD player and a telescope for stargazing and binoculars for observing the various birds and beasts that meander through the woodland surrounds.
The separate kitchen is fully furnished with an oven, hob, fridge/freezer, dishwasher, microwave, kettle, toaster and a full range of cooking utensils. A giant tree trunk protruding through the middle of the room is a peculiar yet brilliant addition.
The deluxe bathroom boasts a power shower over the bath, indulgent toiletries, plus super soft towels and luxury complimentary robes.
The grounds incorporate restored accessories from the sites former nursery including climbing play area and trampoline, which help create a special place for children as well as grownups.
The glorious treehouse balcony is home to a variety of seating options including loungers, swing chairs, hammocks, dining area, outdoor shower, plus the added addition of a hot tub spa. You will also find a barbecue, charcoal pizza oven and mini herb garden for cooking up a treehouse feast.
Outside, there is parking space for two cars, while guests are free to wander the grounds of the countryside estate.
The site is situated in an idyllic rural setting in the northeast Cotswolds. Its location in the south Warwickshire countryside along the Oxfordshire border is not far from the famous battlefield landmark of Edgehill.
